Where Are You in the Foreclosure Process?

California’s foreclosure process moves through several stages, and understanding where you are can help you make informed decisions. Bring your notices to our call, and I’ll help you understand exactly where you stand, what comes next, and what options may be available.

1. About 90–120+ Days Late — Missed Payments
Once you begin missing mortgage payments, your lender or servicer will generally begin collection efforts. The earlier you act, the more time you may have to explore your options.

2. Day 0 — Notice of Default Recorded
The Notice of Default officially starts the nonjudicial foreclosure process. California generally provides at least 90 days before the lender can move to the next major foreclosure step.

3. About Day 90+ — Notice of Trustee’s Sale
If the default has not been resolved, a Notice of Trustee’s Sale may be recorded. This notice sets the auction date and generally must provide at least 21 days’ notice before the sale.

4. At Least 21 Days Later — Trustee’s Sale
If the default has not been resolved or another solution has not been reached, the property may be sold at a public auction.

The important part: These timelines can vary depending on the circumstances. Knowing your exact stage and deadlines can help you understand what options may still be available.

Your Options for Selling

The right approach depends on your equity, timeline, property condition, and goals. I’ll help you understand your options and determine the best way to move forward.

1. List It — Traditional Open Market Sale
Selling on the open market may help you achieve the highest possible sale price, especially if you have equity and enough time before your foreclosure deadline. I’ll handle the pricing, marketing, negotiations, and transaction from start to finish.

Best if: You have time to sell and the home is in marketable condition.

2. Sell As Is — Cash Offer
If you need to sell quickly or the home needs significant repairs, I can connect you with buyers in my investor network who may make cash offers. You can sell the home as is without making repairs or preparing it for traditional showings.

Best if: You have a short timeline or the property needs substantial work.

Common Questions

Does a Notice of Default Mean I've Already Lost my House?

No. It starts a reinstatement window — generally around 90 days — to cure the default, negotiate with your lender, or sell. It's a deadline, not a final outcome.

Can I Sell if the House Needs Major Repairs?

Yes. My investor network specifically buys homes that need work — no repairs required on your end.

Does It Cost Anything to Talk to You?

No. The consultation is free and confidential, with no obligation to list or sell with me afterward.
